Ron and I were just talking about this today and realized there is a way to place a very viable offer and actually stand a good chance on having it accepted.
While speaking to a few listing agents who had accepted offers in on nice properties our buyer wanted, we talked with them about the possibility of the property going back on market. They told us that could be possible. (These were properties our client likes however they are being considered by another buyer. Normally off limits……)
The Ah-Ha Moment!
Previously, we would not really push the fact that it was OK to submit an offer or sometimes a client would say let’s just skip it. But it is a fact that many offers fall out for many reasons:
- They can’t agree on a price (maybe you can)
- The inspection showed there was lots of work to do and the buyer did not want to deal with it (but you will?)
- Financing fell through (many reasons for that)
- Change in plans or a life changing event happened for the buyer
- Buyer found another property (had multiple offers in)
So the idea we came up with is to go ahead and submit a Back-up Offer knowing full well that you stand a good chance of seeing it being accepted. And in reality, it happens every day.
