 July 2012 Market Report- Have We Hit The bottom and Turned Up?

 

The July 2012 Market Report is here and the numbers are well, numbers.  I swear that at times, we could pull numbers from sources that could make this report say anything we want it to say.  But we don’t.  What we attempt to do is find the charts that agree with what we SEE happening around Palm Springs and present it as NEWS you can use.

In this first visual, we can see that the market may have finally begun its turn up.  In reality we see just that.  Its becoming increasingly difficult to find homes that meet the demands of those who want in at the sub $150,000 level.  And in Palm Springs, that level of home is just not there.  Fixers are now in the + $200,000.00 range.

 

 

Next we see again that the prices have begun to steadily edge up.
July 2012 Market Report
Inventory is falling.  Falling inventory equals rising prices. 

Its been a subject here for months now that choices are getting thin and now, we are placing offers on homes in Back Up status as in our article of just a few days ago.  (Back-Up status means here is an accepted offer on a home.  If it falls out, your offer would be next in line)

Inventory is so low now that builders are beginning to build again because the demand is there.  In Palm Springs, we have buyers that want a place to retire in comfort and with a great lifestyle so we agree that without resales, the builders will supply the market and the sellers with too high expectations will lose out again.
